There are lots of factors that affect the price of your home insurance quote, but here are the main ones:

  • Is your home detatched, semi-detached or a terrace? Home insurance is typically cheaper for detached homes.
  • What is the age of your home ? Home insurance is cheaper the newer your home is.
  • Is it traditionally constructed? (By this the insurance companies mean constructed of brick or stone with some form of slate, stone or tile roof - if you have a thatch, expect to pay more!)
  • What is the rebuilding cost of your home? This is influenced both by the physical size of your home and the cost of building your area. Remember to keep a copy of your Surveyor's letter on file so you have proof of the recommended rebuilding cost.
  • Is the house in a good state of repair? The better the reported state of repair, the lower your home insurance quote will be. This is also important because, let's say your roof leaked due to lack of maintenance and you claimed on your insurance - your insurer will probably only pay for the internal damage caused by the water but it's unlikely they'll pay for the roof repairs. In extreme cases, they may even totally refuse the claim, particularly if they think you have seriously neglected the repairs to the house.
  • Is there a history of foundation settlement or land slip in the immediate area? Foundation settlement can be a problem in areas with heavy clay areas or peat.
  • Is there a history of flooding in the surrounding area? Insurers will be able to identify this from your post code. In areas subject to flooding, many home insurance companies will refuse to provide cover.
  • Has the area been subjected to mining? Mining areas inevitably mean that your home insurance quote will be higher - that's why it's so important to get the cheapest quote you can find.
